2nd April 2026 – Hartog Hutton, renowned East Anglian housebuilder, today announced that it is offering two properties in Charsfield exclusively to locals at a reduced sale price.
Following collaboration with East Suffolk Council, Hartog Hutton has designated two homes on its Blythe Meadow development as Discount to Market, with a sale price 20% below market value, for those who meet certain criteria.
The scheme is open to those who have continuously lived or worked in Charsfield, or a neighbouring parish*, for at least five years or have immediate family living in the catchment for the same minimum period.
This opportunity differs to the Government’s First Homes scheme in that purchasers do not have to be first time buyers. Eligible persons must earn a combined income of less than £80,000 per annum, and the same restrictions will apply to all future sales of these properties to ensure the benefits are passed on for generations to come.

Both of the homes that fall under the Discount to Market scheme have with three bedrooms, two bathrooms, high quality finishes and an enclosed, landscaped garden.
In December 2025 East Suffolk District Council set itself a target of 1,667 new build dwellings to be supplied over a five year period. The Blythe Meadow development of 18 new homes helps to meet that demand, whilst retaining the character of Charsfield through sustainable, considerate design and build.
Twelve further homes at Blythe Meadow are under construction for the open market and viewing of the show home will be available from June 2026 through local agents Clarke & Simpson.
