Buying a new home requires patience, research and sometimes a bit of luck.  That’s what Stephen and Carol had when they drove up a sleepy village lane in Norton, Suffolk and discovered St Andrew’s Place under construction by Hartog Hutton.

The couple had lived in a new build property in Essex for fifteen years but over the years the increase in traffic and noise led them to seek a quieter spot.

Their search was fairly broad and covered villages throughout Norfolk and Suffolk that had good transport links, a lively community and scenic walks for them to enjoy with their guide-dog puppy.

“As soon as we walked into Wagtail Cottage we knew it was the house for us.  We were blown away by the size of the rooms and the quality of the build.  It topped everything else we had looked at, and the inclusion of carpets and flooring was an added bonus,” explained Stephen.

The buying process was nice and straightforward, with the developer at the top of a chain and buyers below who were in rental accommodation with a mortgage lined up.  It all just fell into place.

Wagtail Cottage was one of two semi-detached houses at the front of the development, and both were available at the time.  This led to the happy situation of Stephen’s father – Michael – being able to purchase the house next door to his son.

“This was the only house Dad would have contemplated,”  said Stephen.  “At 88 and living alone, a zero-maintenance house with brand new fittings is absolutely ideal.  He retains his independence and can pop next door for a cup of tea any time he likes.”

Stephen and Carol were not only attracted by the situation of St Andrew’s Place, but also the individuality of the architecture, the sizeable garage and garden, and the quality of the fixtures and fittings.  Their existing furniture fitted in perfectly with the neutral colour palate and the carefully considered lighting also generated a cosy atmosphere.

“We have bought from a developer before and really struggled to get them back once we’d moved in,” said Stephen.  “Hartog Hutton have been brilliant with their aftercare, sorting out any small issues that came up quickly and efficiently.  I would highly recommend them to anyone considering a new-build home.”
