New homes coming to Mendlesham

14th April 2026 – Hartog Hutton, renowned Bury St Edmunds-based house builder, today announced a deal that will bring 20 energy efficient new homes to Mendlesham, Suffolk.

The 5.5 acre site, located off Chapel Road, Mendlesham, will feature low density housing surrounded by extensive open space, new trees and hedging as well as footpaths.  Of the 20 homes, seven will be made available for affordable tenure.

Local residents may have seen activity this week, as archaeological experts, Cotswold Archaeology began digging the first of 21 trenches, which will cross section the site, as part of Mid Suffolk Council’s pre-commencement conditions.

“We’ve worked hard to complete this deal in record time, in order to get cracking with groundworks as soon as possible,” said George Wells, director of Hartog Hutton. “It’s a beautiful location on the edge of Mendlesham village.  The scheme is designed to blend in with the local character, whilst incorporating modern build techniques, providing new residents with a highly economical home.”

The local community as a whole will benefit thanks to a £22,000 contribution to local school transport and upgrades to the nearby footpath and provision of a play area.  New residents will be encouraged to reduce reliance on cars through the provision of secure and well-lit cycle storage.

The next step is to discharge the pre-commencement planning conditions, such as completing an archaeological survey.  The timeframe for construction work commencing is within the next 3-4 months.

The Government has set Mid Suffolk Council an ambitious target of 734[1] new homes per year for five years.  Small to medium sized housebuilders, like Hartog Hutton, are an essential provider of these.
