18 new homes near Woodbridge set for 2026 completion

10 February 2026 – East Anglian house-builder, Hartog Hutton, announces that construction of 18 new homes in Charsfield, Suffolk has begun in earnest.

Despite the wet winter conditions, foundations are in and homes are starting to come out of the ground. With the access road the first build element, it has been a priority to minimise mud on the road and keep the site tidy.

Located in the heart of the village, within 10 miles of Woodbridge, Ipswich and Framlingham, Blythe Meadow is a mix of three and four bedroom homes, including five bungalows. All sensitively designed to suit the location, using local materials but with highly energy efficient building standards.

Orwell Housing has already agreed to purchase four homes, which will be made available as affordable home tenures upon completion later this year.

The small development will be an attractive proposition for couples and families working in nearby Ipswich, as well as retirees looking for an easy-to-manage home in a village setting.

Being close to the tourist destinations of Framlingham and Woodbridge will undoubtedly be an appeal, especially for those who enjoy charming independent shops as well as providing good restaurant choices and leisure activities.

Charsfield itself has a great community and plenty going on.

From tennis to amateur dramatics, family-fun at Charsfest or friendship at the Women’s Institute, it is a thriving village. The local primary school caters for children from three years old and includes Forest School as part of its curriculum, which is highly popular.

“We’ve found over the years that clever use of space, within the boundaries of a village is the most successful way of delivering new homes that create an immediate community,” commented George Wells, Director at Hartog Hutton. “This site is really special. It’s tucked away down a quiet lane with open fields on three sides. Once we’ve completed landscaping it will blend in beautifully with its surroundings.”
